Founded by NYC real estate operators, Ora was built with a simple belief: smaller buildings deserve the same discipline and attention as large portfolios — without losing the human element.

Most property management companies are built for volume. Ora was built on the opposite premise — that smaller landlords and associations deserve the same structured oversight as any large operator, and that delivering it requires operations built to support it.
That's why we cap at 25 units per building. Not as a growth phase — as the model. It's what keeps us attentive, responsive, and genuinely accountable to every owner and resident we serve.
We operate with full transparency. Your management plan is built around your property, not a percentage formula. You see the actual vendor invoice. Every fee is disclosed upfront. No surprises on your statement.
You have a direct line to the people managing your building — no queues, no routing systems, no “someone will follow up.” The person you reach is the person who knows your property.
Compliance isn't a service layer — it's a core operating standard. Our team is trained specifically in New York City's regulatory environment — active, specific, and unforgiving. We monitor every applicable agency and deadline continuously, so every property we work with is audit-ready at all times. That's not a feature. It's the baseline.
Ora earns the relationship month to month. No long-term contracts — because confidence in the work is the only retention strategy we need.
You see what we see — vendor invoices, financial statements, compliance deadlines. No information is withheld.
Every owner and resident reaches a real person who knows the property. We stay accessible, responsive, and direct.
We stay ahead of compliance deadlines, maintenance cycles, and lease renewals — so owners aren't caught off guard.
Since 2016, Brandon has worked across the financial, operational, and ownership sides of real estate in New York City and nationwide. Born and raised in New York City, he earned a business degree from the University of Tampa before starting his career analyzing real estate investments and later moving into leadership roles managing a 40-person sales team.
At 27, Brandon purchased his first investment property, and over a decade in real estate came to recognize how critical the right management partner is to successful ownership. That perspective shapes how Ora works with owners — staying attentive, proactive, and willing to do what it takes to get the job done.
For more than a decade, Ben has helped New Yorkers navigate the complexities of buying, selling, and leasing real estate. He’s built sales organizations from the ground up and currently oversees sales at one of New York City’s residential brokerages.
With a background in economics, experience in high-level real estate transactions, and firsthand insight as a property investor and board member, Ben brings both strategic discipline and empathy to the table. He understands that effective property management isn’t just about maximizing returns — it’s about protecting assets, preserving tenant relationships, and executing with integrity.
