Consultation A property manager will reach out to learn more about you and your properties and discuss how we can help. 3. Onboarding We’ll send you onboarding documents to complete and then start setting up your management services.
  • What can I expect during the onboarding process?
    During onboarding, we’ll gather property details such as tenant information, leases, and ownership information. We’ll set up your online portal, set up direct deposit for rent disbursements, introduce ourselves to your building's staff, onboard your tenants, and provide them with portal access. Depending on your plan, we’ll schedule a property inspection to document its condition and inventory, including appliance make and model numbers, to ensure prompt maintenance handling.
  • How does Ora handle tenant communication and requests?
    Ora handles tenant communication and requests through the resident center, accessible via web or mobile app. Tenants can also reach their property manager directly via text, email, or phone.
  • How does Ora handle maintenance and repairs?
    Maintenance requests or repairs can be submitted by tenants or property owners through our online application. Ora coordinates maintenance and repairs using trusted vendors, service providers, or owner-recommended vendors. When a request is received, we source quotes and present them to the property owner for approval. Once approved, we schedule the work, ensure the scope of work is completed, and log the bill in our accounting system. The vendor is then paid, and the cost is deducted from either rent payments or the owner’s contribution.
  • Can Ora help with legal or compliance issues related to rental properties?
    Yes, Ora can assist with legal and compliance matters by ensuring your property adheres to local regulations and rental laws. We help with lease compliance, tenant notices, and understanding landlord-tenant laws. For complex legal issues, we can recommend trusted legal professionals to provide specialized guidance.
  • Can Ora manage properties for out-of-state or international owners?
    Yes. We work closely with each owner to ensure state and federal regulations are met and all financial aspects are handled according to their specific requirements. Our team provides consistent communication and access to property updates, making it easy for owners to stay informed, no matter where they are.
  • Is there a fee for ending management services?
    No, there is no fee for ending management services. Owners sign management agreements to grant Ora legal permission to manage the property and handle rent payments. However, owners are not bound to a long-term contract and can stop services at any time, provided there are no outstanding balances on their account. If owners choose to transfer to another management company, we will assist with the transition process, as our main priority is ensuring the owner’s satisfaction and the continued success of their property.
  • When are rental disbursements paid?
    Disbursements are paid on the 3rd business day of each month, provided tenant payments are made by the 1st. Rent payments typically take 2–3 business days to process, and once processed, funds are deposited into the owner’s bank account within 24 hours, depending on the bank and location.
  • What happens if a tenant doesn’t pay rent on time?
    If a tenant doesn’t pay rent on time, we promptly send reminders and follow up to encourage payment. If payment is still not made, we follow the terms of the lease agreement and local laws, which may include issuing late notices or beginning the legal process for nonpayment, depending on the situation. Property owners are kept informed throughout the process.
  • How does Ora handle rent collection?
    Ora manages rent collection through our Resident Center, where tenants can set up automatic payments via ACH transfer. Automatic reminders are sent to tenants before the due date to minimize late payments. We also maintain detailed records of all transactions, ensuring transparency for property owners. If any issues arise, our dedicated support team is available to assist both landlords and tenants.
  • Can Ora assist with tax documentation for my rental property?
    Yes, Ora provides detailed financial reports and year-end statements that include income and expense summaries to simplify tax preparation. Additionally, we issue 1099 forms to property owners digitally and by mail, ensuring compliance with tax reporting requirements. For complex tax matters, we can recommend trusted tax professionals for additional support.
